HOW TO SUBMIT AN APPLICATION
You can submit an application by one of the three ways below:

ITEMS NEEDED WITH YOUR APPLICATION

  • Last 2 paycheck stubs
  • Last 2 months bank statements 
  • Award letter in which states your benefits from Social Security, Disability, Trust Fund, etc.
  • Application fee of $35 (see below how to pay application fee)
  • Clear copy of photo ID (of anyone over the age of 18 that will be living in the property)


APPLICATION FEE
There is a $35.00 non-refundable application fee for each applicant over 18 years old (if married you can fill out one application as the applicant and co-applicant *Note, must have same last name). It is important to fill out the application in its entirety.

QUALIFICATIONS
• Your income must be 3x the monthly rent. Exceptions that are made will be verified by producing a bank statement or such that supports the reserves of the applicant. In some cases, a co-signor may be required to sign.
• A favorable, not perfect credit history (see below)
• Be employed and be able to furnish acceptable proof of required income
• Good references, good housekeeping, and property maintenance from previous Landlord (if applicable)
• Limit the number occupants to 2 per bedroom
• Compensating factors can include additional requirements such as rent paid in advance for applicants who fall short of above criteria or a co-signer may be required

 


How much is needed to move in?
Deposit (is equal to same as the monthly rent) + first month rent. Unless other amount listed in property listing.

Do you allow pets?
Most of our homes are pet friendly,
non-refundable pet fee of a minimum of $300 will be charged + an additional rent in the amount of a minimum of $25/pet

The company has the right to reject any pets from any of the property at any time. *SEE PET POLICY BELOW

Do you accept bad or not so perfect credit?
We don't require perfect credit, but we are looking for reliable tenants who pay their rent on time every single month. And will take care of the property. Applicants with bankruptcies can even be approved. If you pay your rent, auto, cell, utility bills on time, there is a good chance your credit will be approved. If you habitually pay your bills late it will be difficult to get approved.

Is there an application fee?

NOTE: EACH ADULT OVER THE AGE OF 18 MUST SUBMIT AN APPLICATION


*NOTE: Applicants will NOT be accepted on 'A FIRST COME FIRST SERVE BASIS' BUT ON A BEST QUALIFIED BASIS. LANDLORD WILL ASSIST ALL PERSONS WITHOUT REGARD TO RACE, COLOR, CREED, SEX, RELIGION, NATIONAL ORIGIN, MARITAL STATUS, HANDICAP, OR ANCESTRY. PLEASE BE SURE YOUR APPLICATION IS COMPLETE AND LEGIBLE

Once your completed application and application fee is received, we will review the application. This is typically done in a few business days, or less depending on the number of applicants at one time.

If you are accepted for Tenancy, you will be notified. A payment in the amount of the first's month rent (in cash or cashiers check) is due to hold the property. This will be a non-refundable payment if you choose not continue to proceed to the lease signing. The house will remain on the open market until these monies are received. Please inform us on your application your intended move in date.



PET POLICY
Pets are allowed upon the discretion of the property owner. If a pet is allowed, a non-refundable pet fee of a minimum of $300 will be charged + an additional rent in the amount of $25 / pet.

• No puppies or kittens
• Pet weight limits for certain houses may apply
• No known aggressive breeds are permitted
• Cats must be spayed or neutered

 

LEASE TERMS & RENT DUE
Our lease(s) are typically 12-36 months or longer. We sometimes make considerations for shorter term leases but typically result in higher monthly rental amount. 

• Maximum of 2 individuals per bedroom.

Rent is due on the 25th of each month, or unless otherwise stated in your lease. You may mail your rent, by mail or pay online using our online tenant portal. It is your responsibility to have your rent paid on time. Any rent not received with 5 days of the said due of each month will be charged 10% additional rent.
